Industrial real estate leader Prologis has reportedly acquired a significant land parcel in Butler County, Ohio, with plans indicating a potential data center development. According to property records cited by local business publications, the company purchased 141 acres from the City of Trenton for $7.7 million, with the transaction closing recently.

Strategic Location and Project Details

The newly acquired site is situated in the Trenton Industrial Park, approximately one mile south of downtown Trenton and about 30 miles north of Cincinnati’s central business district. Sources indicate the property is located off Woodsdale Road, east of the Molson Coors Trenton Brewery facility., according to market developments

Purchase agreement documents from October reportedly describe plans for a data center facility measuring approximately 1 million square feet (92,903 square meters). The scale of the proposed development suggests it could become a significant digital infrastructure asset in the region.

Zoning and Regulatory Context

Earlier this year, Prologis was reportedly seeking amendments to Trenton’s zoning ordinance to include data centers as permitted uses within the I-G General Industrial District. Analysts suggest this regulatory groundwork was likely preparation for the company’s development plans in the area.

Prologis’ Expanding Data Center Strategy

Industry observers note that Prologis began its strategic expansion into the data center sector during the COVID-19 pandemic. The company has typically focused on developing data centers on existing land holdings, making this new acquisition particularly noteworthy.

According to previous company statements, Prologis currently has 1.4 gigawatts of secured power for data centers in its development pipeline, with another 1.6GW reportedly in advanced procurement stages. The company has indicated it targets reaching up to 10GW of data center capacity within the next decade.

While Cincinnati isn’t considered a primary data center market, several operators maintain presence in the area, including H5, Flexential, DartPoints, DataBank, Lumen, and CyrusOne. The region’s proximity to major Midwest population centers and available land make it attractive for digital infrastructure expansion.

Elsewhere in Butler County, industrial development firm Logistix received planning approval last year for a data center project in Hamilton, suggesting growing interest in the county for digital infrastructure investments.
